Flat 1  -
A 2 bedroom ground floor maisonette at On the Brink Cohousing Community - currently on sale for £280k

Flat 1 is a homely and charming flat within the cohousing complex of Brincliffe House, it was developed as part of the 2018 refurbishment, when the building was converted into 11 living units. It is part of the main building but has its own access from the side courtyard.

The flat is 80 sq.m. with the kitchen, toilet and a spacious lounge on the ground floor. Both bedrooms and bathroom are on the first floor. Sliding doors in the larger bedroom lead out onto a lovely terrace which catches the midday sun and is a wonderful peaceful spot for sitting and looking out onto the rear garden. The flat has access to a shared courtyard and from the lounge there are sliding doors leading on to the back area of the house into the gardens, which are part wild, part cultivated, containing mature trees, wildflowers and a vegetable garden.
This lovely flat benefits from access to the courtyard which can be a social space, especially in the summer. The upstairs terrace offers the privacy and space for those more quiet moments.

A walk through Flat 1
From the courtyard at the side of the main house, the front stable door opens into a lovely kitchen which is very much the heart of the flat.
The spacious kitchen has recycled kitchen units, oak worktops and an efficient Stoves electric cooker.
A staircase leads up from the kitchen to the first floor and a passage leads to the downstairs bathroom and the lounge.

The welcoming lounge is a bright and airy space in summer. Sliding glass doors allow a lot of light to enter and give a sense of connection to the outdoors.
There are two radiators making it a cosy room in winter. There is a large storage cupboard which contains the hot water boiler. The current occupant designed a large storage area as part of the conversion which stretches the width of the room and is made possible by the high ceilings.

Engineered oak flooring runs throughout the downstairs.

From the kitchen the wooden stairway leads up to a first floor landing. The bathroom has underfloor heating and a heated towel rail. A mirror with a light sits above the sink. There is a shower over the bath and a toilet with a soft close lid.

The first double bedroom has a large cupboard space which sits above the staircase and a deep ingress which currently houses a wardrobe. The bedroom has a dual aspect and the windows have deep window sills which demonstrate the thickness of the walls in the old house.

The larger double bedroom faces south west and also has a dual aspect. This room has the benefit of a large glass window and sliding door giving access to a terrace where you can sit and look out over the back gardens.

Floor plan
The flat is well insulated and heated with electric radiators which are efficient and economical.
